QUALIFYING CRITERIA

Rental Qualifying Criteria
 

  1. Credit: Established, positive credit history. Between all adults in the household combined credit must be established and show more positives than negatives. Bankruptcy will be considered with a higher security deposit and/or a co-signer. Bankruptcy debt discharge paper is required. Please note that no applicable move-in specials will apply if a higher security deposit is required.
     

  2. Rental History: Each resident must provide a housing history that can be verified. This history must indicate that the prospective resident lives in accordance with all rules and regulations, for at least one (1) year, and is eligible for re-rental. Any evictions and/or foreclosure on an applicants record, will lead to an automatic denial.
     

  3. Income/Employment: Resident needs to show a minimum of six (6) months at current job, previous employment in a related field, and/or a letter of hire from a new employer. The minimum gross monthly income requirement is 2 ½ (two and one half) times the monthly rent of the unit. A higher security deposit may be required if you do not meet these requirements.
     

  4. Age: You must be at least eighteen (18) years of age to lease.
     

  5. Co-Signers: We accept co-signers who meet the above criteria.
     

  6. Pets: Indoor cats are permitted with a two (2) cat maximum per apartment. There is a $200.00 refundable deposit required per cat which will be refunded depending on the condition of the apartment upon move-out.
     

In order to complete the application process, please provide the following information:

  1. Current proof of income; pay stub with year to date income. If you are self-employed, we will need your last two years tax returns.
  2. Valid driver’s license, identification card or passport.
  3. Social security card if the number is not on the pay stub.
  4. A completed application, which has been signed and dated.
  5. Return all of the above to the rental office as soon as possible to reserve your new apartment home!

Holding Deposit / Security Deposit / Credit Check Fee

Credit Check Fee: Every person eighteen (18) years or older must complete and sign an application, even if that person is not employed. The fee for a credit check is $35.00 per person. Credit check fees are non-refundable once the application has been submitted.

If applicant(s) are approved your holding deposit will be applied towards your security deposit.

We Do Not Accept Cash

All monies must be paid in the form of a cashier’s check or money order, made payable to Hearthstone I Apartments.

FAIR HOUSING: All apartments are available to any and all qualified applicants, regardless of familial status, handicap or disability, age, race, creed, color, sex or national origin.
